1. Acceptance of Terms

By accessing or using VerifiedADU.com (“the Site”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, do not use the Site. VerifiedADU reserves the right to modify these Terms at any time. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.

2. Description of Service

VerifiedADU is an independent directory of licensed contractors who specialize in accessory dwelling unit (ADU) construction and related services in California. The Site verifies contractor credentials using publicly available data from the California Contractors State License Board (CSLB) and other sources. VerifiedADU is not a licensed contractor and does not perform construction work. VerifiedADU does not employ, endorse, or recommend any contractor listed on the Site.

3. No Guarantee of Accuracy

VerifiedADU makes reasonable efforts to verify contractor credentials using publicly available data, but we do not guarantee the accuracy, completeness, or timeliness of any information displayed on the Site. Contractor license status, bond status, workers’ compensation coverage, and complaint records are sourced from third-party databases and may contain errors or delays. Users are responsible for independently verifying all contractor credentials before hiring.

4. CSLB Data Disclaimer

CSLB license, bond, workers’ compensation, and complaint data displayed on VerifiedADU is sourced from public records maintained by the California Contractors State License Board. This data is refreshed daily but may not reflect real-time changes. VerifiedADU republishes this data from public government records and is not the original source. VerifiedADU is not liable for delays, errors, or inaccuracies in CSLB public records.

5. General Liability Insurance Disclaimer

General liability insurance status, where displayed, is based on documents provided directly by the builder. VerifiedADU does not independently verify the authenticity of insurance certificates with the issuing carrier. Homeowners should request proof of current general liability insurance directly from any contractor before signing a contract.

6. Not a Referral Service

VerifiedADU is a directory, not a referral service or contractor matching platform. We do not recommend specific contractors, negotiate contracts, or participate in hiring decisions. Homeowners are solely responsible for selecting contractors, obtaining multiple bids, reviewing references, and entering into contracts.

7. “As Is” Disclaimer of Warranties

All information on VerifiedADU.com is provided “as is” and “as available” without warranty of any kind, express or implied, including but not limited to warranties of accuracy, completeness, merchantability, or fitness for a particular purpose. VerifiedADU does not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components.

8. Limitation of Liability

VerifiedADU is not liable for any damages, losses, or disputes arising from the use of the Site or from interactions with contractors listed on the Site. This includes, but is not limited to, property damage, financial loss, personal injury, contract disputes, construction defects, delays, or contractor misconduct. Users assume all risks associated with hiring contractors found through the Site.

In no event shall VerifiedADU be liable for any indirect, incidental, consequential, special, or punitive damages, regardless of the cause of action or the theory of liability, even if VerifiedADU has been advised of the possibility of such damages.

VerifiedADU’s total liability for any claim related to the Site shall not exceed the amount paid by the user to VerifiedADU in the twelve (12) months preceding the claim, or one hundred dollars ($100), whichever is greater.

9. Indemnification

You agree to indemnify, defend, and hold harmless VerifiedADU, its owner, and its agents from any claims, damages, losses, liabilities, or expenses (including reasonable attorney’s fees) arising from: (a) your use of the Site, (b) your interactions with any contractor listed on the Site, (c) your violation of these Terms, or (d) your violation of any applicable law or regulation.

10. Contractor Listings

Contractors listed on VerifiedADU have been screened according to our verification standards, but inclusion in the directory does not constitute an endorsement, recommendation, or guarantee of quality, workmanship, or reliability. VerifiedADU reserves the right to remove any contractor from the directory at any time for any reason, including failure to meet verification standards, complaints from users, or inaccurate information.

All CSLB data displayed on VerifiedADU, including removal reasons on the Removed Builders page, is republished from public government records. VerifiedADU is not the original source of this data.

Builders listed on the Site are responsible for the accuracy of their own profile information. VerifiedADU is not liable for inaccurate, misleading, or outdated information provided by builders.

11. User Responsibilities

Users of the Site agree to:

• Independently verify contractor credentials using official sources such as the CSLB License Search
• Request and check contractor references before hiring
• Obtain multiple written bids for any project
• Review all contracts carefully and consult legal or financial advisors as needed
• Request proof of current general liability insurance directly from any contractor before signing a contract
• Report inaccurate or fraudulent listings to VerifiedADU immediately

12. Dispute Resolution

All disputes arising from the use of VerifiedADU.com or these Terms shall be governed by the laws of the State of California, without regard to conflict of law principles. Users agree to resolve disputes through binding arbitration in Sacramento County, California, except where prohibited by law.

Users waive any right to participate in class action lawsuits or class-wide arbitration against VerifiedADU. Any dispute must be brought in the user’s individual capacity, not as a plaintiff or class member in any purported class or representative proceeding.

13. Intellectual Property

All content on VerifiedADU, including text, graphics, logos, and software, is the property of VerifiedADU or its licensors and is protected by copyright and trademark laws. Users may not reproduce, distribute, or create derivative works from any content on the Site without express written permission from VerifiedADU.

14. Privacy

VerifiedADU collects and processes user data as described in our Privacy Policy. By using the Site, you consent to the collection and use of your information as outlined in the Privacy Policy.
